Pipeline Park

License Terms

Effective October 22, 2026 · Version 2026-10-22.2

The short version

Pipeline Park helps you find and track manufactured homes listed for sale by others. We don't own those listings, can't promise they're accurate, and don't act as your broker, dealer or advisor. You're responsible for how you contact sellers and for following the laws that apply to your business. Your account is for your licensed users only. This summary is for convenience; the full terms below control.

1. Agreement

These License Terms ("Terms") are an agreement between Pinewood Homes L.L.C., doing business as Pipeline Park ("Pipeline Park," "we," "us"), and the person or business that holds a Pipeline Park license ("Licensee," "you"). They govern your use of the Pipeline Park application at https://app.pipelinepark.com and any related features (the "Service").

You accept these Terms when you check the box agreeing to them in the Service, or when you sign an order form, proposal or other document that refers to them (an "Order"). If you accept on behalf of a business, you confirm you have authority to bind it, and "you" means that business. If an Order conflicts with these Terms, the Order controls for that conflict only.

You must be at least 18 years old and using the Service for business purposes.

2. Your license

While your license is active and you're following these Terms, we grant you a limited, non-exclusive, non-transferable, non-sublicensable right to access and use the Service for your internal business purposes, for the number of users and the monthly search allowance in your Order or set in your account.

Each login is for one named person. You may not share logins, resell or rent access, or let anyone outside your organization use the Service. You're responsible for everything done under your logins and for keeping passwords confidential. Tell us right away at contact@pipelinepark.com if you think an account has been compromised.

3. What the Service is, and what it isn't

The Service searches publicly available sources, organizes the results as leads, applies an automated score, and lets you track your follow-up. It is a research and organization tool.

4. Listing data from other sources

Leads come from third-party websites and services ("Third-Party Sources") that we don't own or control. Listing details, prices, photos, sizes, contact information and availability are provided by others and may be incomplete, outdated, duplicated or wrong. A listed home may already be sold, misdescribed, or not actually for sale.

You are responsible for independently verifying any information before relying on it, including the home's ownership, title, condition, HUD label or serial number, location and any liens or lot-rent obligations. Names of listing sites and marketplaces belong to their owners. Pipeline Park is not affiliated with, endorsed by or sponsored by any of them.

5. Your responsibilities and acceptable use

Contacting sellers and following the law

When you use leads from the Service, you are solely responsible for complying with all laws that apply to you and your business, including:

Use seller contact information only to discuss the specific listed home, stop contacting anyone who asks you to, and never harass, mislead or pressure sellers.

Third-Party Source rules

Some features let you bring in listings you view yourself, such as from Facebook Marketplace. You must follow the terms of every website and account you use, and you're responsible for anything you import. Don't use the Service to get around a website's access limits, logins or technical protections.

Things you may not do

6. Search allowances

Your account includes a monthly number of searches, which resets on the first day of each month. Unused searches don't roll over. When you reach your allowance, searching pauses until it resets or we agree to increase it. Your saved leads stay available. Searches rely on third-party search providers, so results, coverage and availability can change without notice.

7. Fees and billing

Your Order sets out your price, billing period (monthly or yearly), the states you can search, your number of logins and your monthly search allowance. If you buy online, your Order is the offer page you review and the checkout you complete, and you accept these Terms by checking the box at checkout.

If you were set up without online checkout, fees, billing frequency and payment terms are as stated in your signed Order or invoice, and the points above apply where it is silent.

8. Your data

You keep ownership of the notes, statuses, saved searches and other information you add to the Service ("Your Data"). You give us permission to host, copy, process and display Your Data only as needed to provide, secure and support the Service. We may also use de-identified, aggregated information about how the Service is used (for example, how many searches are run) to operate and improve it, as long as it doesn't identify you.

Your workspace is private to your account. The account administrator for Pipeline Park can open a workspace to provide support or to investigate a suspected violation of these Terms, and will not use Your Data for any other purpose. Our Privacy Policy explains how we handle personal information.

You may export your leads to a spreadsheet at any time while your license is active. After your license ends, we may delete Your Data after 30 days. Export anything you want to keep before then.

9. Our property

The Service, including its software, design, scoring methods, text, logos and the Pipeline Park name, belongs to us or our licensors and is protected by intellectual property laws. Apart from the limited license in Section 2, these Terms don't give you any rights in it. If you send us ideas or feedback, we may use them without any obligation to you.

10. Availability and changes

We work to keep the Service running, but we don't promise it will be uninterrupted, error-free or available at any particular time. We may change, add or remove features. If we remove a core feature you rely on during a paid term, tell us and we'll work with you in good faith on a fair adjustment, which may include a prorated refund for that term.

11. Suspension and termination

Your license lasts for as long as your subscription is active, or for the term in your Order. You may cancel as described in Section 7. We may end a license at the end of any billing period by giving you at least 30 days' written notice. We may suspend or end your access right away if you materially breach these Terms (including Section 5), if your use creates legal or security risk, or if required by law. Sections 3, 4, 8, 9 and 12 through 16 continue after your license ends.

12. Disclaimer of warranties

The Service, leads, scores and all listing data are provided "as is" and "as available." To the fullest extent the law allows, we disclaim all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, title, non-infringement, accuracy and any warranty arising from course of dealing. We do not warrant that any listing is accurate, current, lawful or still available.

13. Limitation of liability

To the fullest extent the law allows: (a) neither party is liable for any indirect, incidental, special, consequential or punitive damages, or for lost profits, revenue, deals or data, even if told they were possible; and (b) our total liability for all claims relating to the Service or these Terms is limited to the fees you paid us for the Service in the 12 months before the event giving rise to the claim, or $100 if you have paid nothing.

These limits don't apply where the law doesn't allow them to.

14. Your indemnity

You will defend and indemnify Pipeline Park and its owners, members and contractors against third-party claims, and related losses and reasonable legal fees, arising from: your use of leads or contact with any seller or other person; your violation of these Terms or any law (including the laws listed in Section 5); or Your Data.

15. Governing law and disputes

These Terms are governed by the laws of the State of Minnesota, without regard to its conflict-of-law rules. Before filing any claim, each of us agrees to try to resolve the dispute informally by written notice and at least 30 days of good-faith discussion. Any lawsuit must be brought in the state or federal courts located in Minnesota, and both parties consent to their jurisdiction. Either party may seek temporary injunctive relief in any appropriate court to protect its intellectual property or confidential information.
