How the math works
- Total cost = purchase + title and closing + repairs (plus the cushion) + moving + holding + selling costs.
- Holding costs = (lot rent + utilities) × months until it sells.
- Profit = resale price − total cost. Return = profit ÷ total cost.
- Highest offer = the purchase price that still leaves your target profit after every other cost.
Getting the inputs right
- Resale price: compare similar homes in the same community. See how to value a used mobile home.
- Repairs: walk the home with the inspection checklist.
- Moving: see what it costs to move a mobile home.
- The whole process: mobile home flipping, step by step.
